Open →A documented customer introduced by a real estate professional, team, brokerage, association, or referral network is Partner-Protected and service-only. The record is not a Southern Bell Living lead, prospecting list, advertising audience, or source of brokerage intelligence.
Clients retain freedom to choose their own professionals. The standard protects against solicitation and misuse of referral data; it does not claim that an agent owns a person or prevent a customer from exercising lawful choice.
Policy 1.1 is a first-party public operating commitment effective upon publication. Written terms, intake records, provider instructions, permissions, CRM and advertising controls, privacy disclosures, and actual practices must match it.
No listing pitch, buyer-representation pitch, valuation solicitation, listing alert, market report, newsletter, referral request, or real estate nurture campaign is triggered by the protected TRUKKIT record.
Protected identity, contact, address, and service information is not copied or synced into SBL's prospecting CRM, marketing automation, newsletter, property alert, or nurture systems.
Protected records are excluded from SBL customer-list matching, custom audiences, lookalike-source audiences, and person-level retargeting. A customer may still encounter broad public advertising unrelated to the protected record.
Potential-listing signals, estate circumstances, access information, photos, inventories, property-condition observations, and job notes are not transferred to SBL for brokerage use.
TRUKKIT describes participating TRUKKERs as independent service providers who may receive job opportunities or pings and decide whether to accept available work under applicable provider terms. Their authorized role is accepted-job logistics and physical service—not real estate brokerage, lead qualification, or Southern Bell Living promotion. This describes the intended operating model and is not a legal worker-classification conclusion. Providers receive only the minimum information reasonably necessary for the accepted service, safety, access, proof of work, support, payment, or compliance function.
A TRUKKER is not authorized through TRUKKIT to discuss, solicit, recommend, or refer brokerage services; ask whether a customer plans to buy or sell; promote SBL; collect a lead; or receive compensation tied to a real estate referral.
The provider does not answer and directs the customer to the customer's own real estate professional or official TRUKKIT Support. Support checks source and representation before any introduction. A partner-referred, represented, or uncertain customer is directed back to the referring or current professional and is not converted into an SBL lead.
A verified direct TRUKKIT customer who states no conflicting representation and independently asks for SBL by name may use the separate permission path. Partner-Protected, represented, and uncertain-source customers are excluded. The common founder and separate companies are disclosed, choice is preserved, and named affirmative consent is documented.
A permitted direct request transfers only the customer's minimum contact information and stated request. The TRUKKIT service file, photos, inventory, access details, estate circumstances, observations, job notes, and service history remain outside brokerage use.
Service data is limited by role and purpose. Partner updates require customer or authorized-representative permission. Public photos, testimonials, possessions, or before-and-after content require separate authorization. Retention, deletion, incident response, vendors, and access must follow written controls.
The promise should be demonstrable through locked source fields, a Partner-Protected receipt, CRM and audience suppression, cross-company access disabled by default, provider terms and acknowledgments, a separate direct-request record, written privacy and partner terms, seeded end-to-end tests, complaint and transfer logs, and a named policy owner.
